INFORMATION FOR NEW RESIDENTS




APPROVAL OF YOUR PURCHASE OR LEASE

Please call , the Building Manager at (718) 266-3301 to see if your application to buy or rent an apartment was approved.

MOVING
  1. We do not have freight elevators, so please tell your movers that they can use only ONE elevator at a time. Remember that other people need to use the elevators


  2. DO NOT leave any garbage in the hallway. Call the building office at (718)266-3301 to have boxes, wrapping paper, plastic wrap or any other large items taken away. You can also ask one of the building porters to remove them or bring them to the compactor room yourself. (It's near the laundry room on the ground floor.)


TV MASTER ANTENNA

Each apartment has a connection plate for the TV Master Antenna. Do, not paint over this plate, move it, or change it in any way.

TERRACES AND WINDOWS
  1. If you have small children, window guards are available at no charge. Please call Building Manager if you need window guards.


  2. Tile CANNOT be placed on the terrace floor. A special waterproof coating has been put on the floor and the building has a warranty. If you put tile on top of this coating the building warranty will no longer be in effect. Do not paint the floor or glue carpet or any other covering to the floor.


  3. Never throw ANYTHING off of your terrace or out of your windows including cigarettes! This is dangerous, extremely disrespectful to y- our neighbors and will not be tolerated.


  4. Do not feed birds on your terrace or throw food off the terrace or out of the windows. This food attracts rats and mice!


  5. Do not place or hang towels, blankets, pillows, flower pots or anythig else on the terrace railing or on the window sills.


  6. Never shake rugs, bed linens, dust mops, etc. out of your window or over the terrace railing.


  7. BARBECUING or any other cooking is NOT permitted on terraces. This is stated in your proprietary lease.


CARPET

80% of each room (not including the kitchen and bathroom) MUST be covered with carpet or rugs. Appropriate padding should be installed under the carpet or rug to minimize noise. This is stated in your Proprietary Lease.

NOISE

Please remember that there are other people. living here too! Enjoy your stereo or television in Your own apartment. However, they should not be heard in adjacent apartments. Carpet (see above) is REQUIRED within your apartment to minimize noise.

RENOVATIONS
  1. You must have approval from the Board of Directors before starting any construction in your apartment. . If you have any questions about this, you can speak to the Building Manager


  2. Construction work can only be done Monday to Friday from 8:00 AM to 5:00 PM There are NO exceptions!


  3. Construction work must be done by a New York State licensed and insured contractor This is for YOUR protection.


  4. A New City Building Department Permit is required for removing ANY wall inside of your apartment.


  5. Your contractor must remove and dispose of all construction garbage including old doors and kitchen cabinets. Do not put these items in front of the building or in the garbage area. The New York City Sanitation Department will not pick up these items and the building will receive a ticket (summons). THE SUMMONS WILL BE GIVEN TO YOU AND YOU WILL HAVE TO PAY THE FINES!


WASHER/DRYERS

You cannot put a washing machine or clothes dryer in your apartment.

GARBAGE RECYCLING
  1. There is a compactor room on every floor. Newspapers. magazines, catalogs and other books should be placed neatly on the floor. Cardboard and paper boxes should be completely emptied and placed on the floor.


  2. If a box is very large. the building office or a porter should be asked to remove it from your apartment. Do not leave very large items in the compactor room.


  3. Glass bottles, cans, foil dishes. milk and juice containers and plastic shampoo, lotion or detergent containers should be RINSED and put into the blue pail in the compactor room. Clothing and metal hangers should also be put into the blue pail. If you are not sure about recycling an item please speak to the building staff.


  4. Remember to remove all food before recycling. Food, even a small amount, will bring roaches and mice to your floor


  5. NEVER LEAVE ANYTHING IN THE HALLWAY! If something is too large to put into the compactor, please contact the building staff for removal.


  6. PAINT CANS, AEROSOL CANS, EMPTY PROPANE TANKS, RAGS SOAKED WITH OIL, PAINT THINNER OR OTHER FLAMMABLE' SUBSTANCES SHOULD NEVER BE THROWN DOWN THE COMPACTOR CHUTE. These items can cause a fire. Please contact building staff regarding disposal of these items.


HALLWAYS AND STAIRWELLS
  1. Nothing should ever be kept in the hallway or in the stairwells. This includes door mats, shoes, baby carriages, bicycles, etc.


  2. Children should never be permitted to play in the hall, lobby, stairwells or elevators.


  3. Rollerblading or bike riding in the stairways and lobby is obviously not permitted. Please walk your bike through the hallway as you enter and leave.


  4. The roof tops are OFF LIMITS to all residents.


  5. NO SMOKING ( IN HALLWAYS, ELEVATORS, STAIRWELLS OR OTHER COMMON BUILDING AREAS. This is a New York City Fire Code law.


SUBLETTING

Subletting is permitted ONLY IF APPROVED By THE BOARD OF DIRECTORS. You will be fined if you allow someone to live in your apartment without Board approval.
